This specific grant can cover your down payment and closing costs, but the rules are strict. We cover the 2026 income limits (80% AMI), purchase price caps for existing homes vs. new construction, and the “live or work” requirement that catches many buyers off guard.

If you don’t fit the HUD program, don’t worry. I also explain the NJHMFA statewide program which offers up to $17,000 with much higher income limits. Homeownership in South Jersey is still possible, but you need the right strategy.
