The $3 Billion Development Plan For Atlantic City’s Bader Field | Update Video!

Mayor Small has announced that DEEM Enterprises has submitted a signed financial commitment to the City of Atlantic City for its proposed $3 billion redevelopment plan for Bader Field. This financial commitment will now undergo a vetting process by both the city and the State of New Jersey.

If the commitment passes this review, the city can begin negotiations with DEEM on a formal redevelopment agreement.

Should the project proceed, the City of Atlantic City will receive $100 million for the sale of Bader Field, as well as $15 million designated for the construction of a community recreation center within the city.

How will COVID 19 Affect Real Estate In South Jersey?

First of all we want to extend our sympathy to those who have been personally affected by the COVID 19 virus.  We also would like to express our support to those who have lost jobs at this difficult time.

As of today Governor Murphy announced that all non essential businesses should close and work from home.  At Keller Williams Realty we are honoring this request and have already made preparations to work remotely.  Our staff and leadership team will continue to work remotely from home.  Our affiliated title company is also prepared to work from home and handle closings remotely.

We anticipate our scheduled closings to close on time and are communicating with our clients on any potential delays.

For new seller clients we have initiated a Virtual Home Selling Service.  We will take new listings including video tours without having to come to our client’s home and without any buyers having to come in their house.  We have also implemented a virtual live open house strategy to further promote our listings on social media.

For our home buyer and seller clients we have implemented video conferencing for all meetings.  We also have a Virtual Home Buying Service to help our buyer clients navigate through potential homes and neighborhoods without having to leave the comfort and safety of their home.

There's Plenty To Do And See In South Jersey This Fall.

I love summer in South Jersey.  Year round this is a great place to live and visit.  As the weather is finally starting to feel like Fall here are 5 sensational things to do in South Jersey This Fall.

Visit The Beach And Boardwalks

The beaches are beautiful this time of year and less crowded.  It’s easier to find parking and it’s often free this time of year.  Many of the boardwalks still have shops and restaurants open during the Fall on weekends.  For Ocean City visit Jilly’s Arcade open year round.

Ride A Bike

Fall is a fantastic time for bike riding.  My favorite place is the Atlantic County Bike Path. The Atlantic County Park System maintains the 7.56 mile bike and pedestrian path running between Harbor Square (formerly Shore Mall) in Egg Harbor Township and the Atlantic County Institute of Technology in Hamilton Township. This path is a safe fun way to get some exercise and enjoy the outdoors.  There are also several other municipal bike paths and county and state parks that operate bike trails.

Visit A Farm

This is the garden state and Fall is a great time to visit some of the amazing farms in South Jersey.  Many farms have Fall activities and events.  Sahl’s Father Son Farms operates a family friendly corn maze in the Fall from now until October 26th in Galloway Township.  They have hay rides, pumpkin patch and more.  To meet some amazing animals visit the Funny Farm Animal Rescue in Mays Landing.

Visit The Cranberry Bogs

This is a totally unique thing to South Jersey.  If you haven’t seen it you’ll definitely want to check it out.  Check out JJ White and Pine Barren Native Fruits in Browns Mills.  This week they are starting harvest across the cranberry bogs.  Schedule a tour or visit Whitesbog to see some of the harvest. Then stop by JJ White Farm at 1 Pasadena to purchase some fresh cranberries, jellies, jams, salad dressing and salsa (awesome) directly from the farmer.

Bird Watching

This is a great time of year to watch the birds fly South for the winter.  There are some great places to drive to and see birds and wildlife up close.  The Edwin B Forsythe National Wildlife Refuge in Galloway Township is a fantastic spot to drive out onto the marshes.  Also Cape May Point State Park is fantastic this time of year.

What are the best schools in Atlantic County NJ

Here are the best schools and school districts in Atlantic County

Traditionally Linwood has always been sought after as one of the best school districts in the county.  Linwood is still one of the best school districts and as I studied for this article I found a few surprises.  According to www.niche.com the number one Elementary school was:  William H. Ross III Intermediate School in Margate.  This school received an A+ rating.  Eugene A. Tighe Middle School in Margate was also the number one public middle school with an A rating.

Margate’s schools are fantastic.  However Margate’s high school is Atlantic City High School which is not top rated and received a B grade.  The number one high school was Mainland Regional High School in Linwood with an A rating and number two was Egg Harbor Township High School also with an A rating.  Linwood’s Bellhaven Middle School and Seaview Elementary School came in number two behind Margate so overall Linwood is still the best ranked school district.

Why You Should Buy Or Sell A House In Atlantic County Right Now.

There are many reasons to buy and sell a home right now in Atlantic County, NJ.  Let’s take a look at this from the perspective of home buyers and sellers.

Home Buyers In Atlantic County, NJ.

  1.  Interest rates are still low.  You still have great buying power.
  2. Atlantic County, NJ home prices are on the rise in many of our communities as inventory is shrinking.  Purchase now before prices go up.
  3. Right now there are less buyers looking for homes in the winter.  Less buyers means less competition and you are less likely to get in bidding wars with other buyers.  You can often negotiate a great price and terms this time of year.

Home Sellers In Atlantic County, NJ

  1. Right now inventory is lower in Atlantic County.  If your neighborhood has no other homes for sale or just a few for sale this could be a great time to sell before more homes come on the market in the Spring.
  2. If you are moving up to a larger home this is the perfect market to move up to something bigger.  Demand for lower price homes in the $200,000 range and below is high.  Demand for higher priced home is not as great.  That means you can get top dollar for your home and get a great deal when you purchase your next home.
  3. Rates remain low.  Higher interest rates mean less buying power for home buyer.  If rates go up home prices will go down.  Sell now before any likely interest rate hikes occur.
