As of today Governor Murphy announced that all non essential businesses should close and work from home. At Keller Williams Realty we are honoring this request and have already made preparations to work remotely. Our staff and leadership team will continue to work remotely from home. I love summer in South Jersey. Year round this is a great place to live and visit. As the weather is finally starting to feel like Fall here are 5 sensational things to do in South Jersey This Fall.
Visit The Beach And Boardwalks
The beaches are beautiful this time of year and less crowded. It’s easier to find parking and it’s often free this time of year. Many of the boardwalks still have shops and restaurants open during the Fall on weekends. For Ocean City visit Jilly’s Arcade open year round.
Ride A Bike
Fall is a fantastic time for bike riding. My favorite place is the Atlantic County Bike Path. The Atlantic County Park System maintains the 7.56 mile bike and pedestrian path running between Harbor Square (formerly Shore Mall) in Egg Harbor Township and the Atlantic County Institute of Technology in Hamilton Township. This path is a safe fun way to get some exercise and enjoy the outdoors. There are also several other municipal bike paths and county and state parks that operate bike trails.
Visit A Farm
This is the garden state and Fall is a great time to visit some of the amazing farms in South Jersey. Many farms have Fall activities and events. Sahl’s Father Son Farms operates a family friendly corn maze in the Fall from now until October 26th in Galloway Township. They have hay rides, pumpkin patch and more. To meet some amazing animals visit the Funny Farm Animal Rescue in Mays Landing.
Visit The Cranberry Bogs
This is a totally unique thing to South Jersey. If you haven’t seen it you’ll definitely want to check it out. Check out JJ White and Pine Barren Native Fruits in Browns Mills. This week they are starting harvest across the cranberry bogs. Schedule a tour or visit Whitesbog to see some of the harvest. Then stop by JJ White Farm at 1 Pasadena to purchase some fresh cranberries, jellies, jams, salad dressing and salsa (awesome) directly from the farmer.
This is a great time of year to watch the birds fly South for the winter. There are some great places to drive to and see birds and wildlife up close. The Edwin B Forsythe National Wildlife Refuge in Galloway Township is a fantastic spot to drive out onto the marshes. Also Cape May Point State Park is fantastic this time of year.

Traditionally Linwood has always been sought after as one of the best school districts in the county. Linwood is still one of the best school districts and as I studied for this article I found a few surprises. According to www.niche.com the number one Elementary school was: William H. Ross III Intermediate School in Margate. This school received an A+ rating. Eugene A. Tighe Middle School in Margate was also the number one public middle school with an A rating.
Margate’s schools are fantastic. However Margate’s high school is Atlantic City High School which is not top rated and received a B grade. The number one high school was Mainland Regional High School in Linwood with an A rating and number two was Egg Harbor Township High School also with an A rating. Linwood’s Bellhaven Middle School and Seaview Elementary School came in number two behind Margate so overall Linwood is still the best ranked school district.

Recently one of our competitors has been advertising as the Egg Harbor Township, NJ real estate sales leader. I questioned whether this was true and discovered that at one time they were the sales leader however year to date real numbers show that Keller Williams Realty Atlantic Shore is number one in sales volume and sales units. I have included some charts and graphs to show this. These are real numbers taken from the South Jersey Shore Regional Multiple Listing Service.
Keller Williams Realty Atlantic Shore units sold in Egg Harbor Township increased 73.68% as of September 21st 2017 compared to year to date numbers from 2016. 165 units have been sold year to date and our next closest competitor sold 131 units. Units sold is the number one indicator of who the sales leader is in a community and we are dominating that category.
Keller Williams Realty Atlantic Shore sales volume increased 53.96% as of September 1st 2017 compared to year to date numbers from 2016. Year to date sales volume for 2017 is $24,814,297.00 making it number one. Keller Williams Realty Atlantic Shore is number one in market share also with 16.6% market share based on units sold. I got to tour the building site today of Egg Harbor Township’s newest community Gardenia Estates. The community is located just off West Jersey Ave not far from English Creek road. The development is a small community of 25 homes on a cul-de-sac. The homes are built by DR Horton as “quick delivery” homes.
The biggest benefit of the community is value. Homes are priced in the low to mid $200,000 range. For $210,840 you can purchase a 1,900 square foot home featuring 4 bedrooms, 2.5 baths and a two car garage. Home sizes range from 1,600 square feet ranch homes up to 2,867 square feet 5 bedroom and 3.5 baths. Homes feature open layouts and 9 foot ceilings. The home are all built on slabs and basements are not an option. The “quick delivery” homes means that the builder in most cases has pre-selected options and colors of the homes. If you are looking to make customization I suggest you contact me now as there may be opportunity to make changes at this stage of the construction process.
If you’re looking to build a home it’s hard to beat the value of what DR Horton is offering. If you’re looking for a basement, more options and customization this may not be the best community for you.
