Atlantic County, NJ Real Estate Market

Here is a quick overview of the Atlantic County, NJ real estate market using data from June 2018 and comparing it to June 2017.  The data is divided into three categories:  Single Family homes, townhomes and condos, and Adult Communities.  Atlantic County, NJ Real Estate Market For all categories inventory is down and days are market are down.  Median sales price is up 7.4% for single family homes and 9.9% for condos.  Of course all real estate is local so if you want to know what’s happing in your neighborhood or city please contact me.  I can provide this report on a city level and also provide data for your local neighborhood.  You can download a PDF of the report here:  AtlanticCountyMarketReport

We are pleased to welcome a new partner agent to The Haviland Group.  Jim Schroeder has been a long time friend of the Haviland family and personal legal advisor to our family and many of our past clients.  Jim is a licensed real estate agent and attorney.  This allows him to use his incredible legal knowledge to help our clients in their real estate needs.

Jim is the owner of the Schroeder Law Group, a law firm with offices in Hammonton and Egg Harbor City, New Jersey. Jim devotes a significant portion of his practice to real estate issues, especially counseling those in distressed situations and helping real estate investors get started. He serves as attorney for the Land Use Boards in Hammonton, Galloway and Estell Manor. Most importantly Jim is an all-around great guy, and a man who values family and faith. Jim is involved in many local charities and organizations helping them improve our communities. We welcome Jim to our real estate team at the Haviland Group.

A New Home Trend Front Patios

Front porches and back patios have joined forces. The result is the emergence of the “front yard patio.”

A front yard patio is inviting, which might herald a reversal of a 70 year trend towards hiding out in our houses and entertaining only in our backyards. This condition was a direct result of the age of the automobile, when garages gradually crept to the front of the house at the expense of our porches.

For those of us with garage-dominated or porch-less facades, the front yard patio is a welcome feature—a decorative, as well as functional entertaining space that says, “Hello.”

Front patios can look like almost anything, and be constructed of any material that can be made weed-free and level, including brick, stone, gravel, or wood. They can be attached to the home, wrapped around the front door, or set off on their own. And they can be enhanced by such things as:

  •   A fire pit or heat lamps.
  •   A small side fountain.
  •   Low shrubs or low walls.
  •   Tea lights or lanterns.Front patios are more than simple functional changes in our space and lifestyle. They’re also a smart move for home sellers as they gain traction with buyers who see them as inviting and desirable features that add value to the house.

Healthy Pets Save Money

If your like me your pets are part of the family.  We love our pets, but they can be expensive to care for, especially as they age. You never want to have to choose between your pet and your bank balance, so consider these simple tips for saving money while keeping Fido or Fluffy healthy and happy:

 Get regular checkups. The money you spend on vaccinations, spaying/neutering, and

routine medical care will pay off in preventing more expensive illnesses later.

 Groom at home. Lots of grooming—brushing, washing, clipping claws—can be done

on your own. Also learn to do the unpleasant tasks of cleaning ears and anal glands.

 Get annual dental care. Talk to your vet about keeping your pet’s teeth clean and

preventing infections. Dental problems are one of the leading causes of dog or cat

health problems as they age.

Clean Dryer Vents to Avoid House Fires

Did you know there are approximately 25,000 dryer fires every year in North America, and most of them occur because lint builds up in the dryer or the exhaust duct?

A lint-clogged exhaust duct can also push warm, moist air into your wall cavities and attic, encouraging mold growth and potentially starting a fire! Here are some tips for preventing lint fires.

 Remember to clean the lint screen before or after drying each load of laundry.

 Using a vacuum attachment, vacuum out the lint screen housing.

 Carefully pull the dryer away from the wall and remove the duct that connects your dryer to the duct in your wall. Vacuum out the back of the dryer, the dryer duct, and the wall duct as much as possible, using a long vacuum attachment. Take care when reattaching the duct and pushing the dryer back into place that the duct does not detach from the wall or dryer, and that it doesn’t kink or crush.

 Clean the dryer vent cover on the outside of your home by removing any blockage and lint. Vacuum out the vent as far as you can using a long vacuum attachment. Turn the dryer on when you are finished and make sure that you feel the exhaust air from the dryer exiting your home.

 Keep the area around the dryer clean and free of clutter. If you suspect the vent has built up lint that you can’t get out, remove and replace the vent with a new piece.
