It's back! $10,000 available for Atlantic County, NJ First Time Home Buyers

Good news!  As of today the Atlantic County, NJ grant program is now funded with grants available of up to $10,000 for first time home buyers!  All funds are forgiven after 5 years.  This programs does not work for everyone so I’ve outlined the key requirements below.  If you don’t think you’ll qualify for this program the state grant program is also giving $10,000 grants and it’s easier to qualify.  Click here for details on the state grant.  You will need to be pre-qualified by an a approved mortgage company.  My preferred lenders are on stand by to help qualify potential first time home buyers asap and get them qualified to receive the grant money.  Complete the form below and we’ll reach out to see if you qualify.

How to Wake Up Feeling More Refreshed

  • Most of us have experienced bouts of insomnia that make it difficult to get up in the morning. But for some people, waking up throughout the night is a continuous problem. Here are a few suggestions for improving your sleep and giving yourself more energy in the morning:

    1. Shut off all electronics at least one hour before bed. Studies have shown that electronics keep the mind active longer than other forms of mental stimulation.
    2. Do a sleep hygiene assessment on your home.  Do you have blackout drapes?  Are all LED and other small lights turned off or covered? Do you have a source of white noise, like a fan? Is your pillow and bedding comfortable? Do you need a new mattress?

    3. Exercise vigorously during the day, but not within two hours of bedtime. Take a walk after dinner to help with digestion, which can also keep you somewhat awake.
    4. Don’t load up on carbohydrates at or after dinner. Digesting carbohydrates tends to spike the energy in your body.
    5. Sit up and read a book in bed until you start to feel sleepy.  Don’t push past the sleepiness. Instead, put the book down and turn off the light.

Don’t Remodel Your Kitchen!

Before you remodel your kitchen, consider upgrading the whole house

Carol and Nate were considering remodeling their kitchen in their lovely ranch home in Linwood, NJ.  This older home had the original kitchen, closed off from the living room and dining room and had limited shelf and counter space.  They consulted several builders and realized a new kitchen would cost then tens of thousand of dollars and they would still not have the open concept that they wanted.

Then they considered the option of purchasing a newer home… and even considered a 55 and over community.  Carol and Nate, found me on my website and asked for my help.  We quickly got their home listed and staged to sell and within two weeks we had multiple offers and accepted a full price offer.

From there they located a lovely newer home in Egg Harbor Township with a fabulous open layout and stunning kitchen.  They sold their home and moved in to their new home on the same day.

No home seller wants to reduce their price because their house isn’t selling. Here are 3 ways to prevent that from happening: First, price it well to begin with. Price it no more than properties are selling for in your area. You can place a premium for things like a view or a staging-logostunning yard, but not for things like a remodeled kitchen. On the other hand, not having a remodeled kitchen could cause the price to drop. Second, make it show like a model home. Clean every crevice. Fix every bit of deferred maintenance. Remove your personal possessions. Clean up the landscaping. Third, talk to me about how to minimize drawbacks and maximize advantages.
