Tavistock is a fantastic 55+ community in Mays Landing NJ in Atlantic County.  The community is just off of Route 40 and about 10 minute from the regional shopping area.  Tavistock homes were built in the early to mid 2000s however the builder went belly up and never finished the final layer of pavement on the streets.  The streets were left incomplete until just recently.

Tavistock is one of the best values for 55+ homes.  The homes range from $150,000-$250,000 and have taxes around $5,000 per year and a low home owners association fee of $135.00 per month.  There are twin homes and detached single family homes for sale.  Tavistock has a lovely club house and no pool.  The lack of the pool helps the community keep their association fee low.  Now with the newly paved road it makes it a great time to buy and sell in Tavistock.

Recently I visited a fantastic new home community in Barnegat, NJ at exit 67 on the Garden State Parkway.  This community is just off the exit giving you easy access to points North and South.  Lennar homes is one of the premier home builders in the country and this community is very impressive.

Commercial Real Estate Retail Update In Atlantic County, NJ

Businesses closing, opening and moving in Atlantic County, NJ

You may have noticed an increase in commercial real estate activity recently.  New businesses are opening, and moving to larger locations.   In this post I’m going to focus in on a few moves.

The Black Horse Pike area of Egg Harbor Township and Mays Landing has seen many new activities.  New businesses have moved into the Wal Mart shopping center in Egg Harbor Township.  Along the English Creek area a new Dunkin Donuts drive through opened and Mavis Discount Tire.  In Mays Landing a new strip mall center opened with a new Starbucks drive through and Sleep Number Store.  Across the street from that is the new Outback Steak House.

Earlier this month JC Penny Officially closed it’s doors at the Hamilton Mall location in Mays Landing.  This leaves the mall without two anchor stores.  Sears also closed last year.  Burlington Coat Factory is moving its location from Harbor Square in Egg Harbor Township to Consumer Square in Mays Landing.

5 Ways To Never Get Out Of Your Parents Basement And Have Your Own Home.

I see many adult children who want to move out of their parents home and parents who want their kids out.  However they don’t have a plan.  They don’t set expectations and timelines and they make some or all of the 5 mistakes below.  Here are 5 ways to never get our of your parents basement and have a home of your own.

1.  Have no budget.

Without a written budget it’s easy to spend more than you make.  A written budget will tell every dollar where to go.  If you’re living in your parents basement evaluate your budget and look for ways to cut expenses and save money.  Resources like Dave Ramsey and the Every Dollar App can help make this easier.

2.  Insist On Buying A House.

There is nothing wrong with renting!  It’s ok to rent.  Renting can be cheaper than buying a home.  You won’t have to worry about maintenance on the home and it’s a great way to get out of the house and move toward home ownership.

3.  Get Loads Of Debt

If you have debt this affects your ability to rent or buy a home.  The student loan problem is one example of this.  Work on paying off your debt while you’re in your parents home.  If you’re in college or plan on going to college pay for it in cash!  Choose a school that’s closer to home and less expensive.  Adding debt will not help you get out of your parents home.

4.  Don’t Make Enough Money.

Renting or buying a home will be more expensive than living in your parents basement.  If you’re working an entry level job or minimum wage job it will be hard to earn enough to move out.  Consider other fields that will make you more money.  Get a second job.  Start a small business or side hustle.

5.  Make Sure Your First Home Is Your Dream Home.

Your first home does not have to be your dream home.  Your first home is a stepping stone toward your dream home.  It’s better to buy or rent a small condo or house that you can afford rather than buying the most expensive house that you qualify for you.   You’re first home can build equity to help you get to your dream home down the road.

I often get asked when is the best time to buy a house.  And the answer often depends on your circumstances, goals, and needs.  However in this article I post 3 reasons to buy a house now in Egg Harbor Township, NJ.

  1. Interest rates are low.  Interest rates are now at about 3.92%.  This is a historically low rate.  If rates go up that will decrease the loan amount that a buyer can afford.
  2. Inventory is good but shrinking.  Inventory is down in many of the neighborhoods of Egg Harbor Township.  Lower inventory can cause home prices to increase.  Several communities are experiencing price increases.  It’s better to buy now before prices continue to increase.

  3. Newer inventory of homes for sale.  At the peak of the real estate market Egg Harbor Township was a new construction boom town.  Many developments were built at that time.  There typically is a good inventory of homes for sale that are built in the 90s and 2000s.  If you’re looking for a newer home Egg Harbor Township is a great choice.  There are also developers building brand new homes.

Bonus:  If you have kids buy now to get your children into the school system in time for the new school year.  Egg Harbor Township High School has an A rating.

RED Day 2019 Operation Safe Haven Tiny Houses For Veterans. Franklinville, NJ

On May 9th Our Offices Worldwide Took Time To Donate Time And Resources To Those In Need

RED Day 2019 is a day to Renew Energize and Donate back to the community.  This year we were able to help a fantastic organization called Operation Safe Haven.  This organization provides free tiny houses to veterans and also provides support services and a community food pantry for veterans in the community.  Right now they have 3 homes up and they are expecting more coming later this year.

We had many projects going on for red day and about 150 volunteers from Keller Williams Realty Atlantic Shore and Washington Township offices.  We were also joined by many community members who volunteered their time and expertise.  Some of our projects included renovating a pump house, putting a new roof on a bath house, cleaning up debris from a demolished building, cutting trees, chipping wood, raking leaves, splitting wood and more.  If you would like to learn more about this organization or sponsor a Veteran please visit https://opsafehaven.com/.
