Keller Williams Realty Atlantic Shore Is The Real Estate Sales Leader In Egg Harbor Township, NJ

The new sales leader in Egg Harbor Township NJ is Keller Williams Realty Atlantic Shore with the highest year to date units and sales volume.

Recently one of our competitors has been advertising as the Egg Harbor Township, NJ real estate sales leader.  I questioned whether this was true and discovered that at one time they were the sales leader however year to date real numbers show that Keller Williams Realty Atlantic Shore is number one in sales volume and sales units.  I have included some charts and graphs to show this.  These are real numbers taken from the South Jersey Shore Regional Multiple Listing Service.

Keller Williams Realty Atlantic Shore units sold in Egg Harbor Township increased 73.68% as of September 21st 2017 compared to year to date numbers from 2016.  165 units have been sold year to date and our next closest competitor sold 131 units.  Units sold is the number one indicator of who the sales leader is in a community and we are dominating that category.

What's happening in the real estate market September update

Houses for sale in Egg Harbor Township New Jersey

Here’s a quick overview of what’s happening in the real estate market in Egg Harbor Township.  Median sold price is down 6% to $190,000.  The median for sale price is up 2% and sold properties are down 2%.  New properties are down 9% and total inventory is down 19%.

New Construction Homes In Egg Harbor Township, NJ Gardenia Estates

New homes starting at $220,000. Up to 4 bed, 2.5 bath, 2 car garage.

I got to tour the building site today of Egg Harbor Township’s newest community Gardenia Estates.  The community is located just off West Jersey Ave not far from English Creek road.  The development is a small community of 25 homes on a cul-de-sac.  The homes are built by DR Horton as “quick delivery” homes.

The biggest benefit of the community is value.  Homes are priced in the low to mid $200,000 range.  For $210,840 you can purchase a 1,900 square foot home featuring 4 bedrooms, 2.5 baths and a two car garage.  Home sizes range from 1,600 square feet ranch homes up to 2,867 square feet 5 bedroom and 3.5 baths.  Homes feature open layouts and 9 foot ceilings.  The home are all built on slabs and basements are not an option.  The “quick delivery” homes means that the builder in most cases has pre-selected options and colors of the homes.   If you are looking to make customization I suggest you contact me now as there may be opportunity to make changes at this stage of the construction process.

If you’re looking to build a home it’s hard to beat the value of what DR Horton is offering.  If you’re looking for a basement, more options and customization this may not be the best community for you. Real Estate Market Update For Egg Harbor Township, NJ

One of the largest and most popular areas of our region is Egg Harbor Township.  I’d like to highlight some of the interesting market statistics derived from the multiple listing service to help home sellers and buyers in the area be aware of what is going on in the market.

This first chart shows the median for sale price and median sold price.  We look at the February 2017 numbers and then go back to compare those number with a year ago.  The median for sale price did not change.  The median sold price went down by 14%.

The second chart shows supply and demand by month for Egg Harbor Township.  The red bar shows the supply of homes for sale and the green bar shows the number of homes sold.  Supply is down by 2% and sold properties are up by 3%.  This is good news for sellers.  You have less competition and more homes selling than this time a year ago.

The last chart shows the average days on the market up by 17% to 88 days on the market.  In this market as a seller you do not want to be average.  Our goal is to sell your home during the peak “window of opportunity” the first 4-5 weeks a home comes on the market.

I have several clients investing in real estate in this market.  Prices are low inventory is high and it’s a great market to buy and hold.  I also have investors looking to flip properties.  I’ve put together some interesting statistics that should be helpful for people looking to invest in the Atlantic County, NJ real estate market.

This first chart shows some of the mainland areas, the number of homes sold and % of homes that sold.  The highest % sold was Pleasantville at 15.43%.  Pleasantville was followed by Northfield, Egg Harbor Township and Somers Point.

It’s also interesting to look at the number of sales in certain price ranges to see what price ranges have been selling the most.  Homes in the $150,000-$200,000 are selling most followed by $200,000-$250,000.

I also get asked frequently how long it’s taking to sell homes so I broke that out based on the number of bedrooms.  Three bedroom homes are selling faster.  This is most likely due to their lower price point.

Don’t Remodel Your Kitchen!

Carol and Nate were considering remodeling their kitchen in their lovely ranch home in Linwood, NJ.  This older home had the original kitchen, closed off from the living room and dining room and had limited shelf and counter space.  They consulted several builders and realized a new kitchen would cost then tens of thousand of dollars and they would still not have the open concept that they wanted.

Then they considered the option of purchasing a newer home… and even considered a 55 and over community.  Carol and Nate, found me on my website and asked for my help.  We quickly got their home listed and staged to sell and within two weeks we had multiple offers and accepted a full price offer.

What’s Your Home Worth in a Declining Market?

Here’s a quick note to let you know how I can help you—or anyone you feel comfortable introducing me to.

It’s no secret that parts of our area are experiencing declines in the real estate market. Home prices are not going up for many area.  Take a look at the charts showing the Mainland area real estate market (Galloway, Egg Harbor Township, Northfield, Pleasantville, Absecon, Port Republic, Egg Harbor City, Mullica Township, Hammonton, Linwood, Northfield, Somers Point, Beuna and Hamilton Township.)  A healthy real estate market depends on a balance of buyers and sellers being able to move in and out of the market.  Right now we are seeing a buyer’s market in the mainland communities.
